Reading the table
What the rows add up to.
Most are all ages.
Twelve of the 15 communities list themselves as all ages, including both of ours. Three list an age restriction of 55 and older: River Bend, Croix Estates and Lakeshore Terrace.
Listed lot rent runs $350 to $570.
That's the range across the ten communities that list a rent on MHVillage. Woodlund's manager shows $710 and $740 a month on homes for sale. Shafer Terrace is $500 and Redfield Court is $400. What rent includes differs from place to place, so compare what you'd pay in total. How lot rent works in Minnesota.
Three list boat and RV storage.
Woodlund, Stonegate Cooperative and Shafer Terrace list storage for a boat, camper or RV. Space is usually limited and may cost extra, so ask before you count on a spot.
One is owned by its residents.
Stonegate Cooperative in Lindstrom is a resident-owned community, owned by a cooperative of the homeowners who live there. None of the others is listed as resident-owned on MHVillage. At ours, you own your home and rent the land under it.

How to choose
Ask every park the same questions.
The table gets you to a short list. These questions get you the rest, and they work at any community, ours included. Get the answers in writing.
This is a checklist, not legal advice. The Minnesota Attorney General publishes a handbook for manufactured home park residents.
What does lot rent include?
Garbage, water, sewer, plowing and mowing are handled differently at each community. Ask for the list, and what's billed on top.
How has rent changed, and how much notice comes first?
Ask for the last few years of increases. Minnesota requires 60 days' written notice of a rent increase and allows at most two increases in any 12 months.

What are the screening criteria?
Ask for the written criteria before you apply, and what the application costs. Minnesota bars entrance fees and caps a security deposit at two months' rent.
Source: Minnesota Statutes 2025, section 327C.03 (fees, deposits, pet fees). All sources
What are the rules for the home itself?
If you're moving a home in, ask about its age, size, skirting and placement before you buy it. If you're buying one already there, ask what the community needs to approve.
What's the pet rule?
As listed on MHVillage, rules nearby run from no pets at all to a weight limit or one indoor animal. Get the current rule in writing.
What happens if you sell later?
In Minnesota, a buyer has to be approved by the community before the sale of a home in the park is final. Ask how long approval takes.

Shafer Terrace has boat and RV storage on site, one of the three communities in the register above that list it. A space is $20 a month for residents, billed with lot rent; ask George whether one is open before you count on it. Whether Redfield Court residents can use it is still being confirmed; ask George.

Not quickly. Shafer Terrace rarely has an opening, and Redfield Court is full, with a waitlist. One list covers both: pick one or either, and George reaches out when a home or home site opens. Joining the list isn’t an application.
- Who can live there?
Both communities are open to residents of all ages. Every applicant is reviewed under the same written screening criteria, which come with the residency application.
