Wetland sits behind many of the home sites here. The listing for a home that sold here in 2025 described its yard as backing onto wetland, with
“foliage and wildlife as far as the eye can see.”
The community's own website said much the same in 2015 and 2019. Not every lot backs onto wetland, so ask Glenn which ones do.

How far is the drive?
Forest Lake and I-35 are about 20 minutes. North Branch is about 25 and Stillwater about 40. Downtown St. Paul or Minneapolis is about an hour. Taylors Falls, Interstate State Park, Franconia Sculpture Park and the trail are all within about 10 minutes. These are free-flow estimates; rush hour runs longer.

Can I buy a home that is already here?
Yes, when a resident sells. You apply to live in the community, and you arrange payment for the home, either cash or a loan from a lender that finances homes in communities. Minnesota law says the sale isn't final until the community approves the buyer as a resident. How buying here works.
Who can live here?
Both communities are open to residents of all ages. Every applicant is reviewed under the same written screening criteria, which you get with the residency application.
Do homeowners here get a Minnesota property tax refund?
You may qualify. Minnesota Revenue says the Homestead Credit Refund qualifications for mobile home owners are the same as for homeowners, and owners who pay lot rent file Form M1PR. Lot rent by itself doesn't qualify for the Renter's Credit. Minnesota Revenue explains who qualifies.
What does Minnesota law say about lot rent and fees?
Minnesota's manufactured home park law says a park can't charge an entrance fee, a security deposit can't be more than two months' rent, and rent can't go up more than twice a year. Read the full notice.
