Many back yards end at a wetland, not a fence.
Wetland sits behind many of the home sites here. The listing for a home that sold here in 2025 described its yard as backing onto wetland, with
“foliage and wildlife as far as the eye can see.”
The community's own website said much the same in 2015 and 2019. Not every lot backs onto wetland, so ask George which ones do.

What does lot rent cost?
Shafer Terrace is $500 a month. Redfield Court, next door, is $400 a month. You own your home and rent the land under it. At Shafer Terrace, rent covers trash pickup and snow plowing of the community's roads. You pay your other utilities: water and sewer through the City of Shafer, and gas and electric through Xcel Energy. You also clear your own walk and parking pad, and keep your lawn mowed. How does the waitlist work?
Both communities stay close to full, so openings are rare. Add your name, pick Shafer Terrace, Redfield Court or either one, and George reaches out when a home or home site opens. Joining the list isn't an application.
Is Shafer part of the Chisago Lakes area?
Yes. The Chisago Lakes Visitors Bureau counts Shafer among the area's towns, along with Chisago City, Lindstrom, Center City, Taylors Falls and Almelund. Shafer Terrace and Redfield Court are in Shafer, MN 55074, in Chisago County.
How far is the drive?
Center City is about 5 minutes, and Lindstrom and Taylors Falls about 7. Forest Lake and I-35 are about 20 minutes. North Branch is about 25 and Stillwater about 40. Downtown St. Paul or Minneapolis is about an hour. Taylors Falls, Interstate State Park, Franconia Sculpture Park and the trail are all within about 10 minutes. Is there room for my boat or camper?
Shafer Terrace has boat and RV storage on site, for residents only. A space is $20 a month, billed with lot rent, and each stored vehicle is registered with the community (source: the Shafer Terrace parking and storage agreement). Ask George whether a space is open when you call 1-800-209-1533.
Can I have a dog or a cat?
At Shafer Terrace, yes, with a pet agreement signed by management: up to one dog and one cat. Fish, hamsters, gerbils, guinea pigs and small birds can live inside the home. Dogs stay on a leash outside. Pets, and requests for assistance animals, are registered through PetScreening. Minnesota caps a pet fee at $4 per pet a month. Where do we go in a storm?
Shafer Terrace has storm shelters on site. Every home gets a key, and the lease comes with a written emergency and evacuation plan that shows where they are. The Minnesota Department of Health's June 2026 inspection of the park issued no orders. Source: the Shafer Terrace lease and emergency plan.
Can I buy a home that is already here?
Yes, when a resident sells. You apply to live in the community, and you arrange payment for the home, either cash or a loan from a lender that finances homes in communities. Minnesota law says the sale isn't final until the community approves the buyer as a resident. How buying here works.
Who can live here?
Both communities are open to residents of all ages. Every applicant is reviewed under the same written screening criteria, which you get with the residency application.
Do homeowners here get a Minnesota property tax refund?
You may qualify. Minnesota Revenue says the Homestead Credit Refund qualifications for mobile home owners are the same as for homeowners, and owners who pay lot rent file Form M1PR. What does Minnesota law say about lot rent and fees?
Minnesota's manufactured home park law says a park can't charge an entrance fee, a security deposit can't be more than two months' rent, and rent can't go up more than twice a year. Read the full notice.
